Prices vary depending on size of party, number of bedrooms used, whether or not the hot tub is being used and the time of the year. Prices can be subject to change following an initial enquiry, but once a booking is taken and a price agreed this will not change. 

A 10% surcharge will be added if the party is over 6, ie the 7th guest (any age)

the cabin is not really made for above 6 guests, anyone changing the size of

the party must inform us as the price will change. Best  to call Mark for  more

info etc, extra day and stop over guests will be charged too, ask Mark for 

tariffs.   The cabin has a make over every Season and is NOT tired  

or worn out and 3 of us clean the cabin so it should always be in good nick

The cabin is kept fresh and upto date as it s a family run bussiness  with 

proud owners, its  not like a branded time share  etc.

Logs and kindling are at cost price. (Please note that the provision of logs, sticks and kindling is a time consuming and arduous procedure along with the costs of purchasing these e.g. £50 per builders sack of logs.) Hence we have to charge for this provision accordingly - we do not make any profit from the provision of logs and wood.

If you only use the hot tub once and don't like it or need it the set up cost is £35 for filling, cleaning and heating and preparation.

For 4/5  people in a peak week (e.g. August ) £1294 with the electric hot tub  and boats

Prices do vary and are negotiable within reason (i.e. a discount would be given for two weeks) Most  weeks vary in price, i.e., party size and make up of the party beds used

Any party with under 25s may  be asked for a deposit  of  £250 before hiring the

cabin. Some breaks for bigger parties may cost 10% more  , Please don't book the cabin

and invite every Tom Dick & Harry to come over , the cabin is insured for 6+1 only

and you will lose your deposit if you do not inform us of extra guests arriving etc.

Any Party booking  with any  disabilities etc, please inform me before booking

Please be aware of the dangers of Water and supervise kids etc , Big gates and fences

help keep kids safe ! but care should always be taken. Please try and bring House

trained kids as there's lots of equipment , Boats , hot tub,  etc etc , and being a

outdoor type holiday , care is always needed in boats and around water etc and

remember  its far from  your normal bog standard  holiday cottage .

I also advertise with two other agents, and I offer  a discount on the brochure price.

Mondays to Fridays are good value with prices starting from £454 for 4 nights (i.e. the price of 3 nights)

Please note that a week at Centre Parks (Whinfell Forest) in a cabin by a small lake with a hot tub in August is £3162 per week. (2009 price)

(We aim to be reasonable in our pricing given the quality of the property and the running and maintenance costs of up to £20,000 a year. Please try to be as green as possible and turn lights off at night and use resources carefully. Water's Edge is an exclusive property which has cost in the region of £450,000 to build and equip.)

 GET THE SUN TOO,   June seems to have  the best weather over the last 3 years
